Meadow Partners, through Meadow Real Estate Fund I LP (“Fund I”), has taken control of 125 Kensington High Street through a consensual recapitalization of the proper ty with its existing lenders and prior owner. The total capitalization of the transaction is approximately £100 million.
The property is a 140,000 squa re foot retail and office asset located in Kensington, a prime submarket of central London. The property is leased to high quality tenants, including Boots, Como Holdings, Hutchinson 3G and the National Basketball Association.
Meadow Partners’ business plan includes improving the property’s retail mix as well as targeted capital expenditure to enhance the consumer experience and tenant sales. Meadow will execute its value-add business plan using its in-house asset management capabilities.
Fund I, a fully discretionary investment vehicle, was formed to continue the successful investment track record of Meadow Partners’ management team. Meadow Partners seeks investments which offer opportunities to add value through active asset management. Target property types include office, retail, multi-family residential, hotel and industrial.
